Gourmet Xchange Food Factory

Gourmet Xchange Food Factory is imagined as a purpose-built resort-style ramp-up food industrial project for the increasing demand from food producers, central kitchens, caterers and cold-chain logistics operators. Conceived by CapitaLand Development and its wholly owned lodging business unit, The project will be positioned as Singapore’s leading food manufacturing and distribution hub.

The project has a site area of approximately 44,000 sq m and an estimated gross floor area of over 114,000 sq m and is flexible enough to cater for different food-related uses. The property also includes a multi-storey ramp up for 40ft container, high floor loading and zoning for production, packaging, storage and logistics. Sustainability is central to the design— which includes energy-efficient features, green building requirements and repurposing of existing buildings to minimize carbon emissions.

The site was launched by JTC Corporation and awarded to CapitaLand Development as the highest bidder in November 2024, under the Industrial Government Land Sales (IGLS) programme, bidding at a price of S$368.9 million. The development is Singapore’s first industrial project with adaptive reuse which preserves existing three-storey terraced factory block built in the 1980s alongside a new nine storey food manufacturing plant.

The site has an extended 33 year lease tenure giving tenants the assurance of long term tenure. Construction will be completed within seven year, with CapitaLand aiming to develop an ecosystem that supports the full food production value chain, from processing and packaging to cold storage and logistics.

The Gourmet Xchange Food Factory will be a food production facility and also become an ecosystem for food manufacturers, researchers and logistics providers to come together. Proposed features include shared R&D kitchens, communal cold-chain infrastructure and retail space for innovation, education and community interaction.

The project’s adaptive reuse approach  recycling some of the old industrial building has also won praise for its emphasis on sustainability. This way of thinking supports national green drives and shows how industrial renewal can go hand in hand with environmental responsibility.

Yet the success of the project will hinge on rental competition and market absorption. At the smaller operator level, there will be pressure on cost with inflation and increasing also utilities costs while for CapitaLand the challenge is to balance affordable against premium design and sustainable operations.”
