The site is well-equipped with utilities: power supply ranges from 100–200 Amp three-phase depending on the level, industrial-grade kitchen exhaust systems, grease-trap access, drainage floor traps, and ducting built into the walls.

Driveways between 7 and 12 meters wide suit trucks of all sizes. Every floor includes loading zones at each unit’s entrance, roller shutters approximately 4.5 meters square to enable easy goods handling, refuse chutes, and dedicated bin rooms. To ensure clean flows of ingredients and finished products, separate raw and cooked food lifts stand alongside goods and passenger lifts. Loading zones in front of units extend 12 m in depth, with ramp widths from 11 to 12 m designed to host a pair of 40-foot containers side by side. Parking is ample, with at least 41 car spots, motorbike bays, a dedicated accessible space, and 54 bicycle racks on the ground level.

Levels two through four each contain ten units sized between 1,700 and 1,950 sq ft, maintaining high ceilings around 6.65 m and strong floor-loading capacity. These floors also include 20-foot-container loading space, dedicated refuse chutes, exhaust ducts, and driveways approximately 9 m wide—supporting flexible production and packaging requirements.

Every unit is column-free, modular in design, and can be amalgamated for larger layouts. These units accommodate sunken floors for cold rooms, flexible exhaust routing, refuse chutes on higher floors, and scissor lifts. Occupiers can use the standard roller shutters to support delivery efficiency .
