Penjuru Road Industrial GLS 2025

The Penjuru Road Industrial GLS site will form a major component of Singapore’s industrial land market through the Industrial Government Land Sales (IGLS). Situated within the Jurong industrial corridor, the project provides the government for many years to come with modern industrial space that will be aligned with changing manufacturing and logistics needs.

The site has also developed a strong B2 zoning with a favorable plot ratio, strong proximity to central industrial infrastructure, which provides developers and investors with the opportunity to develop high-quality industrial complexes that support Singapore’s long-lived economic transformation.

Starting in the second half of the 2025 IGLS Programme, the Penjuru Road is a 2.09 ha parcel of land with a gross plot ratio of 2.5 and a 33-year period of use with considerable potential to support industry development. When market interest in the site turned to Soilbuild Group Holdings Ltd., it won over $87 million at a tendered site value for the contract showing ongoing confidence in a well situated western industrial location.

Penjuru Road IGLS Site – Part of Jurong’s Core Industrial and Logistics Corridor.

Penjuru Road is located in the western industrial area of Singapore which is commonly known as one of Singapore’s major manufacturing and logistics hubs. The location is within the Jurong and Pioneer industrial belt, which hosts numerous heavy industries, shipping logistics companies, marine engineering companies and industrial and advanced manufacturing plants.

The strategic location supports operational efficiency and industrial expansion in an ecosystem. Connectivity is perhaps the most obvious benefit of Penjuru Road. Access to the key expressways Ayer Rajah Expressway (AYE) and Pan-Island Expressway (PIE) will also facilitate uninterrupted movement of freight and goods across the island.

Operators that can start doing business on this site can easily access the Tuas Mega Port, Jurong Port and other western industrial facilities, thus well positioned to do a logistics and supply chain job. Also to the right side of the location is access to public transport. MRT stations in Jurong East, Pioneer and nearby cities (the Jurong East and Pioneer regions) provide local links, for employees commuting from outlying towns.

Access to the workforce continues to be considered an important consideration in the choice of industrial sites especially in development projects with large number of operation teams. Moreover, with its proximity to Jurong Lake District, the second wave of Singapore’s CBD, Penjuru Road adds long-term value.

More industrial developments in surrounding estates will benefit from better infrastructure, better connectivity and broader economic development as the area develops into a middle zone for business and for innovation. The strategic location of Penjuru Road GLS opens the site to traditional industrial users and is conducive to newer sectors like technology-driven manufacturing.

Penjuru Road Nearby Amenities

The Penjuru Road industrial estate has one of the strongest advantages of its kind: a thriving ecosystem of supporting amenities that support business and employee activity. Nearby, local business establishments – think industrial canteens, craft coffee shops, and local workers’ food outlets – are able to get patrons’ food to work.

All those institutions increase efficiency in the workplace on a day-to-day basis, resulting in improved employee satisfaction. The larger Jurong & Pioneer areas also have a multitude of business support services. Engineering workshops, logistics operators, equipment suppliers, industrial service companies, etc. are nearby and will allow for collaborative solutions of the whole supply chain. It is a particularly valuable ecosystem especially for industrial and heavy industry users that depend on the local partners to continue its business without interruption.

Retail and lifestyle features and facilities are within a short drive from Jurong East and Boon Lay town centres. Shopping complexes like JEM, Westgate and IMM offer supermarkets, banks, restaurants, and lifestyle facilities. Such facilities help make the working environment for employees richer while also making the whole industrial estate increasingly attractive. Health, leisure and residential amenities in Jurong West and nearby towns make the area a popular area for entertainment or leisure centres to work.

Having Penjuru Road as its home to a large household sector ensures that companies are able to meet the employment demand more effectively. The nearness of housing also decreases commuting times for workers in shift-based work.

Potential of Penjuru Road GLS Site

The GLS 2025 Penjuru Road industrial site has considerable development potential, owing to its large site area, B2 zoning and high percentage of land plot ratio. The parameters give developers space to develop an array of industrial concepts, the range of options can be ramp-up factories, multi-storey industrial complexes, heavy industrial facilities, specialized logistics hubs or even multi-storey commercial complexes.

The zoning allows businesses involved in heavier manufacturing or industrial processes to operate efficiently under the zoning regime. Singapore’s continuous pursuit of advanced manufacturing and resilient supply chains further accentuates the attractiveness of industrial sites in the western region. Investments in infrastructure (see, for example, the Tuas Mega Port) and investments being made in the industrial transformation of Jurong means there is still a strong demand for strategically placed industrial facilities.

Developers and investors could see sites like Penjuru Road as long-term assets with the ability to provide long-term occupancy and capital appreciation. Also signifying market confidence in the location and its future prospects is the successful delivery of a tender to one of the highest-quality industrial developers. There is sufficient time available for the construction of modern industrial facilities suited to the latest business demands of the 84 months project.

Furthermore, the government’s structured IGLS programme promotes a continuous and transparent access to an industrial land supply enabling market stability. Through all listed projects being released under the programme to build, the country fosters the development of quality industrial facilities that are linked to Singapore’s economic development. Meanwhile, as industrial land becomes more scarce, well-placed parcels such as Penjuru Road are expected to remain highly desirable places for investment.
