The Jalan Besut IGLS site is one of six confirmed parcels of land that will be presented for tender to the public in H1 2026. The site is slated to be officially available in about June 2026, the Ministry of Trade and Industry (MTI) said in the statement with Business 2 (B2) zoning, which permits heavier industrial and manufacturing uses. The plot area is estimated to be about 0.45 hectares size and the gross plot ratio is 2.5, with a common lease tenure of 33 years typical for IGLS industrial sites.

The area that forms Jalan Besut is located in a District 22 (Boon Lay / Jurong / Tuas) industry, a former heavy industrial, logistics and warehouse area in the West, as well as in the western part of Singapore. This stretch of the island has been planned for industrial facilities for several decades, including strong roads and access to critical infrastructure.

With key traffic arteries, such as Ayer Rajah Expressway (AYE) in addition to arterial roads connecting it to Tuas and Jurong Port Road, the site’s strategic advantage comes from its location inside this well-established industrial district. Busily used by businesses transporting products from factories and warehouses to port facilities, these corridors are a prime breeding ground for an industrial project that leans heavily on logistics and transport.

Unlike typical multi-storey industrial parks located further and closer to the city fringe, the Jalan Besut surrounding area is representative of the heavy-duty industrial land uses in the area as they require greater floor loading capacity, open yards and easy truck movement, which are very well in line with IGLS site’s B2 zoning.

While the Jalan Besut market fails to match the residential or retail features of mixed-use communities (especially for the more affluent) of the former, the location of the site is reinforced by an extensive set of necessary services and infrastructure benefiting the businesses and workers in the region at close quarters.

Jalan Besut is situated within an industrial subzone that has extensive industrial linkages due to road connections. Boon Lay Way, Jurong Port Road and Pioneer Road from the AYE offer perfect access to the other industrial areas of Singapore. The road network is engineered to serve commercial traffic – regular truck moving to and from logistics centers, factories and ports.

Boon Lay / Jurong region is also served by several MRT stations throughout East-West and Jurong Region Lines, including Boon Lay MRT, Jurong Hill MRT (planned) and Jurong Pier MRT (planned) as well as road access. Though these stations meet higher commuting demands and aren’t directly geared to industrial access, they support workforce transit in the wider region.
