Description

JTC Food Hub @ Senoko is a specialized, seven-storey ramp-up industrial development conceptualized by JTC alongside the Singapore Food Manufacturers’ Association and Singapore Manufacturing Federation to modernize the food manufacturing sector. The facility is strategically engineered to enhance competitiveness by introducing shared infrastructure and advanced technology access to local food businesses. By consolidating resource-intensive manufacturing operations into a highly optimized, vertical ecosystem, the development allows enterprises to scale efficiently while reducing operational overhead.

A core innovation of the facility is its integrated, pay-per-use Cold Room and Warehouse Facility, which is managed by a third-party logistics provider to eliminate the heavy capital expenditure tenants would otherwise face building their own cold storage. This shared logistics framework allows companies to optimize their internal square footage exclusively for production activities rather than storage. Furthermore, the development is designed to support downstream waste segregation at source, featuring dedicated, separate waste rooms for organic and non-organic disposal in each production unit to facilitate industrial recycling framework targets.

The hub also hosts a shared 1,130-square-meter small batch production facility operated by the Singapore Institute of Technology in collaboration with Enterprise Singapore and JTC. This facility gives local food players pay-per-use access to advanced food processing technologies—such as spray dryers, extruders, and Microwave Assisted Thermal Sterilisation—to trial new products without buying the machinery upfront. This place is like a shared space where companies can test food products together. It helps them figure out what works and what does not before they start making a lot of it to sell.

The way it is set up is really good for making a lot of food and for using machines to help with the work. There are 50 separate areas that companies can use and each one is around 1,100 square meters. These areas are made to be flexible so companies can change the walls to make spaces if they need to. This way they can make food as their business gets bigger. The building is also made to be really useful for making food with ceilings that are 7.0 meters high in most areas and up to 14 meters high, in the big cold storage room. This means they can stack things up high and make the most of the space.

To fully support heavy machinery and automated production lines, the structural engineering reaches high industrial capacities with floor loading allowances up to 12.5 to 15 kN/sqm in the factory zones and 3 kN/sqm across mezzanine offices. Every standard modular unit comes with the things it needs to work like a strong system for electricity, water and gas. This includes 400 Amps of 3-Phase power, special vents for exhaust grease traps and access to town gas. It is also easy to move things in and out of each unit because there is an area right outside where big containers can be loaded. These areas have machines that make it easy to get the containers, in and out and each unit has its own doorway so people can just walk right in with the things they need to bring inside. The modular units are made to make it easy to get things done. Each one has its own loading bay that can fit a 40-foot container.
