
Soon Hock Property Development has secured a prime industrial plot at Tampines North Drive 4. They won the site with a bid of S$113.89 million, beating three other bidders. The site was launched on January 31 and closed on March 28, showing high interest.
The land spans 20,305.7 square meters and is zoned for Business 2 activities. It also comes with a 30-year tenure, setting a strong base for future projects. This win is a significant achievement for Soon Hock, marking their first under the IGLS Programme for 2023.
Tampines North Transformation: A New Era of Sustainable Living
Tampines North is undergoing a transformative journey, evolving from an industrial and underutilized area into a vibrant residential and lifestyle district. It is envisioned as an extension of the mature Tampines town, aiming to become a green, integrated, and sustainable community. This vision aligns with Singapore’s goal of creating a liveable city.
Urban Design and Vision
The transformation of Tampines North is part of Singapore’s urban planning strategy to decentralize city life. It aims to bring jobs, amenities, and recreation closer to homes. The area is divided into districts like Park West, Park East, Green Walk, and Boulevard, blending residential areas with green spaces and community amenities.
Boulevard Park, a central green spine, will run through the town. It will connect major green areas like Sun Plaza Park and Sungei Api Api, with a future Quarry Park. This park will retain the site’s industrial heritage, including a pond resembling an old sand quarry. The integration of natural landscapes into the urban fabric supports the government’s “City in Nature” vision, focusing on ecological resilience and community well-being.
Residential Expansion
Tampines North will house around 21,000 new residential units, including public HDB flats and private homes. About 17,000 units will be HDB flats, developed through Build-To-Order (BTO) launches. The first projects, such as Tampines GreenRidges, have already been completed and occupied.
Private residential developments are also underway. Executive condominiums and large-scale mixed-use projects are being developed to attract homebuyers and investors. These developments will feature integrated amenities like retail outlets, F&B establishments, and lifestyle services, improving the area’s liveability and convenience.
Transportation and Connectivity
A key aspect of Tampines North’s transformation is its robust transport infrastructure. A new bus interchange began operations in late 2022. It will eventually be part of an Integrated Transport Hub (ITH), featuring a community club and a hawker centre. This integration ensures convenience and accessibility for residents.
Rail connectivity will be significantly enhanced by the Tampines North MRT station on the Cross Island Line, opening by 2030. This station will provide direct rail access to employment and commercial zones, including Punggol Digital District, Changi Aviation Park, and the Central Business District.
Active mobility is also a focus of the town’s design. Tampines North will add cycling paths and park connectors, supporting a walkable and bike-friendly environment. These enhancements encourage healthier lifestyles and reduce motor vehicle reliance.
Amenities and Community Infrastructure
The development of Tampines North includes a range of amenities for a self-contained community. New schools will be built, adding to the East’s educational network. Healthcare services will be enhanced with new clinics and possibly a future hospital. Retail and dining options will be integrated into mixed-use developments.
Community spaces, including a new community club, sports facilities, and green areas, will foster interaction and inclusivity. These initiatives aim to create vibrant neighbourhoods where residents can live, work, learn, and play.
